Enviromental Improvement

We wish to highlight the various houseowners have expressed their concerns on the following issues and hope that concerted effort will be taken to address them :
1. TNB main intake substation may emit excessive radiation that may be health hazadous to residents. In addition, if there is any malfunction of the equipment that lead to equipment blow up, will that pose danger to the adjacent houses. For everyone's benefit, the TNB substation at road 4 exploded and caught fire within the TNB substation building sometime last year and cause panic among houseowners in that area. In this case, the TNB main intake equipment are expose and not confine within a building.
2. Constant flooding near the concrete bridge during heavy downpour may be the result of uncompleted main drain at road 3 ( near the bridge) and road 6 ( TNB main intake). In addition, the condo area do not have proper main drain discharge.
3. Clogged drain fronting most of the houses may be the result of too gentle gradient drains.
4. Residents reported of snatch thiefs incident during broad daylight, stealing of shoes and construction materials when house undergoing renovation.
5. Cars speeding as the road hump design is not proper and insufficient at strategic locations.
6. Side lanes too dark without streetlamp.
7. IWK treatment plant breakdown frequently and constantly emitting foul smell and it may be due to the plant design not adequate.
8. The abandoned condo is full of lallang and debris and the breeding ground for mosquito.
9. Recently, plenty of rats running around the housing area.
We believe the above concerns are happening in other housing scheme as well but then it is up to us to take up the matters with the local authorities to address the issues progressively. We hope more houseowners will participate in ways to resolve them effectively. We believe that a team of us should have constant dialogue with the local authorities and ensure that proper remedial action are taken.

Does anyone know the status of the abandoned condominium and what are the plans in the future? Really an eyesore for over a decade! Would appreciate some feedback.

Environment Issues
The complaints highlighted by Nash on the environmental issues of our Taman have been directed to MPAJ Hotline, for the attention of Puan Norhayati Ahmad, Public Relation Officer. Further to that, I have also informed MPAJ on the missing steel drain cover of the side lane beween Road 4 and 5, just next to the TNB sub-station.
All fellow residents please take note that a deep and big hole is now exposed and can lead to detrimental and untoward incidents to passers-by and children cycling and playing around the said lane.
In my complaint, I have appealed to MPAJ to take immediate action to rectify the above and to give thoughts as to how to prevent such theft which has been on going and definitely not the first case or going to be the last unless MPAJ assist to prevent it from happening.
Perhaps, residents can proactively put a chain and lock over the steel drain cover by the side of your house on your own accord. My husband has resorted to do just that and we still have our steel drain covers unlike some of my neighbours' covers which have gone missing.
I will follow up with MPAJ on the said complaints and keep you all posted of developments.

Kutipan sampah untuk kawasan Angsana Hilir adalah 3 kali seminggu iaitu hari selasa, khamis dan sabtu. Didapati 1 @ 2 bulan ini hanya dikutip 1 kali seminggu. Sila buat aduan ke no. diatas.
Pagi tadi telah membuat aduan pada MPAJ, pukul 2.00 petang lori pungut sampah datang kutip sampah di kawasan taman ini, kalau tidak makin banyak sampah kat depan rumah masing-masing dan jangan lupa pasal tikus tu sebab banyak sampah bermakna banyak makanan untuknya. Dasar binatang "DIMANA ADA MAKANAN DISITU LAH TEMPAT NYA MEMBIAK".

Complain-complain
This is Ray Chong from Hilir 6. My observations over the years and complains are as follows :
1. The red house (illegal structure ?) near the TNB substation is polluting the air by burning the rubbish every evening. I think Alam Flora does not collect their rubbish that's why they have to resort to burning their own rubbish. The same goes to the Kampung house in front of No. 16,Hilir 6. When they burn, we have to close our windows and doors !
2. The Kampung folks are also treating the big drain in front of Hilir 6 as rubbish dumping area. They conveniently throw rubbish into this drain and thought all these rubbish will naturally flow away when drain comes. not knowing that these rubbish (incl. dead dog/cat bodies) are all stuck at downstream and rot by itself !
3. The road in front of the TNB substation is the lowest point in the Taman. Whenever rains, it floods and water ponding there. Potholes are everywhere. This road needs to be resurfaced / tarred and ensure that the water can be discharged asap.
4. TNB excavated and lay cable along Hilir 6 four months ago. After patched up, the 2 different colours of tarmac on the road makes the houses at Hilir 6 looks like low cost housing ! TNB should resurface Hilir 6 entirely and not only the affected area .

The committee has expressed the concern of the residents on the presence of TNB main substation at the Taman’s entrance via Jalan Hilir 3 and the following concerns was highlighted to TNB during the earlier meeting :
Radiation emission from the TNB main substation may pose health problem to the residents.
Safety to residents on the TNB main cables laid along Jalan Hilir 6
TNB contractor do not reinstate the road along Jalan Hilir 6 in a proper manner after their completion of cable laying works.
TNB do not monitor the operators operating business in the TNB reserve land
A portion of the main drain along the TNB land near Jaln Hilir 6 was not constructed and result in soil erosion and stagnant water. This has created the breeding ground for mosquito and constant flooding of road during heavy rain.
Request TNB to change their access entrance from the housing area to Jalan Hilir 3 adjacent to the Sewage treatment plant.
Request TNB to provide proper drainage adjacent to the sewage treatment plant. Currently, we can notice the exposed TNB main cables exposed above ground and soaked in water during heavy rain.
Request TNB to construct perimeter brickwall on all sides of TNB land as a screen to reduce direct emission of radiation from the main substation as well as to prevent any debris exploded to the housing area during any malfunctions of TNB equipment that may result in explosion. Residents has informed that such incident happen once in the main substation and once at the small substation at Jalan Hilir 4.
Request TNB to provide landscaping adjacent to the housing area.
Request TNB to participate in the forthcoming Gotong Royong project to be held in the Taman soon.
Request TNB to carry out another site testing on the radiation emission with the presence of the resident representatives.
Request TNB to construct permanent cable sleeves along Jalan Hilir 6 to avoid future unnecessary digging of road in future cable laying
TNB’s response to committee’s concerns and requests as follow :
TNB has carried out the radiation emission testing at our housing area prior to this meeting and presented their findings during the meeting. TNB informed that the testing results reveal that the radiation level is much lower than the permitted level by the World Health Organisation.
TNB agreed that any expansion projects carried out by TNB will need to give due considerations to the residents’ safety and health well being.
TNB management has agreed to the committee’s request to construct perimeter brickwall along the perimeter of TNB land. En. Nash of the committee will volunteer to design the said brickwall for TNB’s consideration.
TNB will bring up the committee’s request to carry out another radiation emission testing at the Taman with the presence of resident representatives.
TNB will bring up to their management for the committee’s request for the release of radiation test results to the committee.
TNB will bring up to their management the committee’s request for improvement to the main drain at Jalan Hilir 6 and drainage system at Jalan Hilir 3 adjacent to Sewage treatment.
TNB agreed to review the entrance access further and look into the possibility to relocate to Jalan Hilir 3 adjacent to the sewage treatment plant.
TNB will liaise with their asset department on the committee’s complaints of TNB granting permission to one operator to carry out plant nursery but on site is operating as transport company.
TNB will also liaise with their asset department on the committee’s complaints of the motorbike operator sited on TNB land immediately opposite the Taman’s guardhouse. This operator operate their business at late night or early morning and created loud noise which disturb the peace of the residents.
TNB will need to refer to their management on the request for landscaping.
TNB will need to refer to their management on the request for TNB’s participation in the Taman’s gotong royong project.
TNB agreed to look into the request of introducing cable sleeves along Jalan Hilir 6 to avoid unnecessary digging of road for future cable laying.
Commendation from Ahli Majlis MPAJ
Tuan Hj Meor Rithuan commended both the committee and TNB for the cordial dialogue and request that TNB be responsible and considerate in carry out their main substation operation and expansion without compromising the safety and well being of the residents.

MPAJ CUT OF TREE YESTERDAY
Dear All Committee Member and Block reps,
Please take note that yesterday MPAJ had come to our taman for the trimming of abandoned tree at Jalan Hilir 3, nearby the rentis area and road heading to Hilir 6. It means that they are complying with the letter we submit to them last two weeks and also based on the reply letter to us received on last Friday via post (Had view it during our last Friday night committee meeting.
But, for your all information, the trimming of tree is done half way due at the tree there are 3 ‘sarang tebuan / lebah tanah’. According to MPAJ, ‘tebuan tanah’ is very dangerous and can cause death if being attack by it. Based on the officer in charge yesterday ( Encik Khairul Salleh), he will launched a report to the Jabatan Penguatkuasaan that’s will execute the job to demolished the 3 set of ‘sarang tebuan/lebah tanah’ (will email the pic of the ‘sarang tebuan’)in next email.
As per for the mango tree at Jalan Hilir 4, I had talked to the house owner wife with the MPAJ people. Since that the fruit tree is under the supervision of house owner, the MPAJ people s agreeable to help with minimum cost. They had charges the owner RM 400.00 for the service of cutting and cleaning the area after cutting of tree. The owner will response to me by today (the owner wife aint is expensive- but at my point of view, RM 400 is reasonable based on the size of tree and service plus cleaning the area after cutting + transport). I given the wife my HP no. and till up to date no response from the house owner for the cutting of the tree.
